“There was no one actually servicing the medium-density scale projects the way it deserves,” says Quach. “Developers were doing one project here and there, but there was no one actually focused on making medium density their core business,” Quach says.

“Our main point of difference is that we apply the same commercial rigour to a medium density project as you would do to a 600-room hotel project,” Quach says.

“We have all these bad examples in the marketplace of poorly built apartment buildings,” Quach says. “For me, it’s quite simple. You have to provide the right resources and engineering focus early on rather than leaving the it to the site supervisor to resolve,” Quach says.

“Procore is a system that the larger tier-one companies use on an everyday basis,” Quach says. “But builders in this sector don’t seem to value it.”

Through detailed design registers and centralised document management systems, the company maintains a proactive approach to risk management and quality assurance. The result is a smoother construction process and better outcomes for clients.

“All our deals are done on a handshake,” Quach says.

This philosophy proved especially valuable during the supply chain disruptions experienced throughout the COVID-19 pandemic.

While many builders struggled to source materials, Midco Construction maintained strong supplier relationships and prioritised prompt payments. Trades and suppliers were typically paid within days of completing work, creating goodwill that translated into dependable support when market conditions became challenging.

“We actually never had that,” Quach says when discussing timber shortages. “We had a continuous supply.”

The experience reinforced the importance of cultivating trusted partnerships throughout the supply chain.

Investing for the Future

As the business continues to grow, Midco Construction remains focused on strengthening its operational foundations.

A significant area of current investment is business systems and accreditation. The company is pursuing ISO certification across environmental management, safety, and quality standards as part of its next stage of growth.

These investments are designed to support the company’s planned expansion into third-party construction work.

To date, Midco Construction has primarily delivered projects generated through its own development pipeline with MD Living. Under this integrated model, the development arm identifies and secures opportunities while the construction division delivers the projects.

Looking ahead, the company intends to broaden its construction activities by pursuing commercial and institutional contracts while maintaining its focus on quality.

“We’re looking to expand into commercial third-party build works,” Quach says.

The move will create new opportunities while leveraging the systems and expertise already established within the organisation.
